"That the grantors now have in themselves good right, full power, and absolute authority, by these presents, to grant, release or confirm the said messuage, hereby released or intended so to be, and every part or parcel or the same, with the appurtenances, unto and to the use of the said grantee, her heirs and assigns, for ever, and according to the true intent or meaning of these premises."
