"And the said grantors do hereby for themselves, their heirs, executors, and administrators, covenant, promise, and agree to and with the said grantee, her heirs, and assigns by these presents that they, the grantors, their heirs and assigns, all and singular the hereditaments and premises hereby granted or mentioned or intended so to be, with the appurtenances, unto the grantee, her heirs and assigns, and against all and every persons whomsoever lawfully claiming or to claim the same or any part thereof [by, from, or under the grantors or either of them] shall and will warrant and forever defend."
The language in brackets would make this a Covenant of Special Warranty.
