This recital comes from a deed made and recorded in the 1970s. The names of the actual parties have been changed. The recital provides the history of the title from 1848, when title was conveyed to one Robert Guardwell, until this deed from the 13 Grantors. Note that most of the prior owners dies intestate while still owners of the estate. This recital fills a long record gap, over 120 years.

BEING part of the same property which George Ross and Christian Snavly, Executors of the Estate of Henry Shook, deceased, by their deed dated May 19, 1848, and recorded in Deed Book Volume 112, page 140 in Office of the Recorder of Deeds of Allegheny County, Pennsylvania (hereinafter referred to as said Office), granted and conveyed unto Robert Guardwell. Robert Guardwell died intestate, leaving to survive him as his only heirs-at-law his children, Washington Guardwell, Sarah Jane Schmidt and Margaret B. Jones, and minor children of his deceased child, James Guardwell. Said Sarah Jane Schmidt, et vir, said Margaret B. Jones, et vir, and A.B. Mellon, Guardian of James M. Guardwell, Charles A. Guardwell, Daniel Guardwell and Annie S. Guardwell, said minor children James Guardwell, by their several deeds dated January 23, 1978, April 27, 1878 and October 23, 1878, respectively, and recorded in Deed Book Vol. 346, p. 644, Deed Book Vol. 348, p. 420, and Deed Book Vol. 349, p. 266, respectively, in said Office, each granted and conveyed their respective interest in said property to Washington Guardwell. Washington Guardwell. Washington Guardwell died July 20, 1920, intestate leaving to survive as his only heirs-at-law his widow, Emma J. Guardwell, and his six children, Annie E. Snavly, William J. Guardwell, Harry E. Guardwell, Clifford A. Guardwell, Grantor herein, May Morning, Grantor, herein, and Margaret C. Bush, Grantor herein. Said Emma J. Guardwell died May 23, 1932, intestate, leaving to survive as her only heirs-at-law the aforesaid six children. Said Annie E. Snavly died April 19, 1934, leaving to survive as her only heirs-at-law her two children, Grace M. Hunter, Grantor herein, and Maude Fisher, Grantor herein. Said William J. Guardwell died August 15, 1952, leaving to survive as his only heirs-at-law his children, Mable C. Smith, Grantor herein, Earl W. Guardwell, Grantor herein, and Herbert M. Guardwell. Said Herbert M. Guardwell died testate on April 30, 1970 in Newton Falls, Wayne County, Ohio, leaving a Will devising and bequeathing all of his estate, including his undivided interest in the property hereinabove described, to his wife, Maude Guardwell, Grantor herein, said Will being admitted to probate at No. 2015 April Term, Probate Court of Wayne County, Ohio. Said Harry E. Guardwell, by his deed dated November 7, 1933, and recorded in Deed Book Volume 2680, page 271, in said Office, granted and conveyed his interest in said property to Rose Guardwell and Harry E. Guardwell, her husband. Said Harry E. Guardwell died April 4, 1965, leaving Rose Guardwell, Grantor herein, as the sole surviving tenant by the entireties.
